In 2021, Deric Gwinn launched Jigsaw Funding with a focus on rental property clients. Recognizing the synergies in their expertise, James and Deric merged their companies in 2023 to form Futures Funding Inc, significantly expanding the capabilities and service offerings. Since our inception, Futures Funding Inc has facilitated over $350 million in loans, with plans to fund over $150 million in 2024 alone.

Founder/CEO
James McCarthy embarked on his career in private lending in 2013 as an originator for a direct lender. Over the span of five years, he ascended to a partnership role, driving monthly lending volumes from $10 million to over $50 million. Taking a hiatus in 2018 to focus on personal growth, James returned in 2019 to establish a hard money lending division for a prominent private equity firm.

Deric Gwinn's professional journey has been fueled by a passion for real estate and a robust sales background. Beginning as an originator in 2016 for a hybrid lender, Deric gained invaluable experience working alongside industry giants before venturing into independent practice.
